Comprehensive real estate transaction support services are utilized to identify and resolve environmental liabilities, along with assisting in real
estate transaction negotiations. Services include the following:
Phase I Environmental Site Assessment – Completed in accordance with ASTM Standards to identify Recognized Environmental
Conditions (REC) on a parcel of property. A REC is defined as the presence or likely presence of any hazardous substances or petroleum products
on a property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substance or
petroleum products into structures on the property or into the ground, groundwater, or surface water on the property. If a REC is identified,
recommendations are provided regarding performance of site investigation activities.
Asbestos Survey – If subject property improvements were
developed prior to 1986, Asbestos-Containing Material (ACM) may be present. Therefore, an Asbestos Survey is performed to confirm or deny the
presence or absence of ACM through observation, sampling, and laboratory analysis. Services
are performed in accordance with the Asbestos Hazard Emergency Response Act (AHERA), state, and local requirements. If present, recommendations
are provided regarding abatement and/or preparation of an Operation & Maintenance Program.
Lead-Containing Paint Survey – If subject property improvements were developed prior to 1978, Lead-Containing Paint (LCP) may be present.
Therefore, a LCP Survey is performed to confirm or deny the presence of absence of LCP through observation, sampling, and Laboratory analysis.
Results are compared against current US Housing and Urban Development standards. If present, recommendations are provided regarding abatement
and/or preparation of an Operation & Maintenance Program.
Lead-in-Drinking Water Survey – If subject property improvements were developed prior to 1978, lead fittings, solder, and/or fixtures may have
been utilized. Therefore a Lead-in-Drinking Water Survey is performed to assess the presence of lead in the drinking water with results compared
against the current US EPA Action Level.
Microbial Survey – If water intrusion is identified within the subject property building, a Microbial Survey should be performed to identify
the presence of microbial amplification.
Radon Survey – If the subject property is located within an area identified by the US EPA as having a high radon potential, a Radon Survey is
performed to assess on-site radon concentrations.
Phase II Investigation / Site Investigation Services – Upon identification of a REC, investigation activities are performed to further
assess the presence of contaminants on the subject property, assess if the detected concentrations present a risk to current site
operations, and to assess if remedial action is required. Investigation activities include soil, sediment, groundwater, surface water, air, and biota.
Remediation Services – Upon completion of site investigation activities and assessment of exposure risk, a remedial strategy is developed and
implemented. Services are performed in accordance with applicable regulatory requirements and are performed in achieve the clients goals.
